95 single-family homes sold in June, up 8% year-over-year. Inventory fell 20% compared to 2025, with 423 active listings and 4.45 months of inventory — pushing toward a seller's market if this trend continues.
Average days to sell: around 60 days. Benchmark price: $785,000. Buyers and sellers are negotiating about 2.4% off the last list price.
22 townhome sales in June, down 8.3% from last year, but inventory also dropped 15%. Benchmark price: $592,000 — up 5.1% year-over-year, and prices have been steadily rising since January. Months of inventory: 5.68.
17 condo sales in June — down 10.5% — while inventory actually increased compared to 2025. Benchmark condo price: $318,000, making Vernon one of the most affordable entry points in the entire Okanagan.
