At first glance, the Penticton and South Okanagan market looks like it's gaining momentum. Inventory is coming down and buyers are a little more active. But when you dig into the numbers, the story changes. Here's what the June 2026 data actually shows.
179 total sales in the South Okanagan in June, up 6% compared to last year. Active listings dropped nearly 15% year-over-year to just over 1,400. Despite the tightening, months of inventory sits at nearly 8 — firmly in buyer's market territory.
Single-family home sales were down 11-12% from last June, while inventory fell 20% to 555 listings. That gives 7+ months of inventory — a buyer's market. On average, homes are taking between 60 and 80 days to sell.
Benchmark price: $760,000, up from $691,000 in February but leveling off more recently. The market peaked at $834,000 in May 2022.
24 townhome sales in June, up 20% year-over-year. Months of inventory: 6.38, just into buyer's market territory. Benchmark price: $520,000, up since the start of the year. Peak was $584,000 in 2022.
The condo market continues to struggle. 34 sales in June — down 10.5% — with 8.12 months of inventory. Average days to sell: 83. Benchmark condo price: $436,000, slightly down year-over-year.
