If you only looked at June sales numbers, you might think the Kelowna townhome market is turning a corner. But listings are still at 10-year highs and homes are sitting on the market three weeks longer than a year ago. Here's the full picture as of the end of June 2026.
69 townhomes sold in June — up 11.3% from the 62 sold in June 2025. Encouraging. But townhome listings are actually up 1.6% compared to last year, running counter to the broader Kelowna market where inventory has been falling. We're almost 30% above the 10-year average for listings.
Year-to-date, sales are still down 6.6% from 2025.
Take active listings and divide by monthly sales: 6.6 months of inventory — buyer's market territory, though improving from 8 months when sales were weaker. The townhome segment tends to hold up better than condos because the price point attracts more buyer types: first-time buyers, downsizers, upsizers.
Absorption rate: 15.2%, meaning about 15 out of every 100 listed townhomes sold in June.
On average, townhomes took 63 days to sell in June based on the last list price — up from 47 days last year. Factor in re-lists and price reductions and that rises to 82 days cumulative. You're looking at somewhere between two and three months to sell the typical Kelowna townhome right now.
The benchmark price for a typical Kelowna townhome is $707,000 — down about 1% from last year, and down 16% ($131,000) from the $838,000 peak. In terms of timeline, today's prices are roughly equivalent to August–September 2021.
List-to-sale ratio: 97% — buyers and sellers are still negotiating 2-3% off the last list price. The half-duplex market is in more balanced territory at 4.3 months of inventory, with average prices around $700,000–$750,000.
