Kelowna Real Estate Market Update: July 2026

February and March looked promising for Kelowna's housing market. Then April and May slowed things down again. Now June numbers are in — and they're telling a more encouraging story month-over-month, while the year-to-date picture remains more complicated.

The Overall Market (June 2026)

458 homes sold across the central Okanagan in June — up nearly 10% from last June. That's a meaningful improvement. But year-to-date, sales are still running behind 2025.

Listings are the bigger story: 3,142 active listings, down 12% year-over-year and 9% year-to-date. Fewer listings combined with more sales is tightening the market. Months of inventory sits at about 6.9 — still a buyer's market, but pushing toward balanced territory.

Single Family Homes

218 single-family homes sold in June, up 5% from last June but still down 3.3% year-over-year. Listings dropped 16% compared to 2025, pulling months of inventory down to 6.1.

The hottest price range: $800,000–$899,000. The bulk of the market — both in sales and listings — sits between $700,000 and $1.1 million. The sweetest spot right now is an updated, move-in-ready home in that $800K–$1M range — those are still generating multiple offers.

Days on Market and Negotiations

On average, single-family homes took 58 days to sell in June based on the last list price. Factor in re-lists and price reductions and that rises to 79 days cumulative — somewhere between two and three months on average.

Buyers and sellers are negotiating about 2.5% off the last list price.

Where Prices Stand

The benchmark price for a single-family home in the central Okanagan is just over $1,050,000 — down about $134,000 (11.3%) from the March 2022 peak of $1.184 million. Today's prices are roughly equivalent to December 2021. If you bought after that point and need to sell today, you're likely taking a loss on price.

What This Means for Buyers and Sellers

For sellers: pricing and presentation are everything. The inventory reduction is helping, but there's still plenty of competition — especially between $700K and $1M. Price correctly from day one and your home has a real chance. Aspirational pricing leads to 90+ days on market and price reductions.

For buyers: the market is still in your favor, but the best properties aren't sitting. If you find something that checks all your boxes in the $800K–$1M range, book the showing and move on it.
