Kelowna Real Estate Market Update: August 2026

July 2026 numbers are in for the Kelowna area, and the market is tightening in ways that might surprise you. Sales remained virtually flat year-over-year, but the big story is inventory — listings are down over 14% compared to this time last year. Here's what the numbers actually tell us.

The Overall Market

438 homes sold across the central Okanagan in July 2026, essentially matching last year. The real change is on the supply side. Active listings sit at just over 3,000 — down from 3,500 a year ago — pushing months of inventory from 8 to 6.9. Still a buyer's market, but the gap is closing.

Single Family Homes

205 single-family homes sold in July, in line with last year. Inventory dropped 18% compared to 2025, sitting at 1,273 listings and 6.2 months of inventory — just barely a buyer's market.

The hottest price range is between $700,000 and $1 million, accounting for 51.8% of all single-family sales. On average, homes took 53 days to sell based on last list price, but cumulative days on market — accounting for re-lists and price reductions — was 84 days. 59 listings expired in July, meaning they sat at least 60 days without selling.

Where Prices Stand

The benchmark price for a single-family home in the central Okanagan is $1,072,400 — up 2.3% year-over-year and about $50,000 higher than earlier in the spring. The market peaked at $1.187 million in March 2022. If you bought at or near that peak, you're still about $115,000 underwater on price alone.

The list-to-sale ratio sits at 97.5%, meaning buyers and sellers are negotiating an average of 2.5% off the last list price.

What This Means for Buyers and Sellers

If you're selling, pricing precisely and presenting your home well has never mattered more. Overpriced homes simply expire. If you're buying, you still have more negotiating power than in recent years — but the best-positioned homes don't sit. If a property checks your boxes, move on it.
